Terms & Conditions

Before confirming your booking at Hunts Court Huts, please take the time to read the information below.  It includes vital information regarding cancellation policies and services available at the farm and may help you with planning your holiday.  The contract for a short term holiday rental will be between Hunts Court Huts (referred to as ‘us’, ‘we’ or ‘our’ and the person making the booking and all members of the holiday party referred to as ‘you’ or ‘your’)

Any guest found to be repeatedly breaking any of our below rules will be asked to leave the Farm immediately without refund.

Payment Policy

Payment in full is required at the time of booking.  We do not accept provisional bookings or part payments. Payment can be made via Stripe on our website or taken over the telephone. We do not accept cheques. No entry to our properties will be allowed without full payment in full, being cleared beforehand.

Cancellation/No-show Policy

In the event of a cancellation or no-show, we do not provide any (either full or partial) refund.  If 48 hours notice is given, we may offer an alternative date, subject to availability.

Force Majeure

We won’t be deemed to be in breach of the Contract or otherwise liable to you by reason of any delay in performance or non performance is caused by circumstances beyond our reasonable control (e.g. if access to and use of our property is prevented by fire, flood, exceptional weather conditions epidemics, pandemics, destruction/damage, internet or other communications failure, blocked roads, war/terrorism, nuclear/radioactive disaster affecting us or our property – these are sometimes referred to as ‘Force Majeure Events’).  In the unlikely event that we have to cancel your stay for any reason before your holiday is due to begin, then a full refund will be given. This will be the full extent of our liability and no additional compensation, expense or costs (such as travel or replacement lodging cost) will be payable.

Travel Insurance

We strongly recommend that you take out an appropriate travel insurance policy to give you peace of mind that your financial commitment is protected, should you be forced to cancel your holiday for any reason.

Arrival / Departure Procedures

Check-in time is between 3pm and 5pm.  Arrival after 5pm is by arrangement only and guests may be required to locate their own Hut.  Please contact Debbie to arrange this on 07730 586855

Check out is at 10am prompt on the day of departure. There will be a £15 charge for any un arranged late departure. If you would like a late check out, this may be available for an additional charge of £10, but we reserve the right to refuse the request as it will depend on incoming guests.

We expect guests to leave their Hut in a clean and tidy condition.  All refuse and recycling must be deposited in the refuse collection bags provided.  Please place all used laundry in the bag provided. Please remove ALL food from the Hut on your departure. We reserve the right to charge your debit/credit card used at the time of booking if you don’t adhere to this.

Breakages / Damages

We reserve the right to charge the Debit/Credit card used at the time of booking an additional fee should the Hut be left in an unsatisfactory condition or if there is any damage to the Hut or the furnishings therein. It is requested that guests advise us in the event of an accident or any damage that may occur.  If you lose a key, we will replace it upon you paying for the cutting of a new one.

Smoking

Smoking is not permitted inside any of the Huts (including e-cigarettes/vapes) and we respectfully ask guests to be mindful of others whilst smoking in the gardens and communal areas.  Please dispose of cigarette butts in the sand pot provided, do not put buts in The Hut bin or discard them around the site at any time.

Dogs

Sorry but we are unable to allow dogs in the Huts unless they are Guide dogs (which must be kept under control at all times due to livestock on site and cleared up after).

Barbeque/Fire Pit

A firepit/BBQ is included in your hut. Please be aware of wind direction to ensure smoke does not become an annoyance to other guests.  No other outside fires or BBQ’s must be lit on site or around the Farm. Fires must not be lit on the ground, always used raised fire pit provided.

Chinese lanterns and fireworks are strictly prohibited.

Lost Property

Items must be claimed within 2 weeks of departure or it will be disposed of.  Where relevant, postage and packing charges will apply for the return of goods.

Group Bookings

We welcome bookings from family groups but regret we are unable to accommodate hen and stag parties, please be mindful of other guests and our neighbours, we aim for our site to be a peaceful, rural retreat, not a party hot spot!

Complaints Procedure

We take all comments from our guests very seriously and in the unlikely event that you need to make a complaint you may contact the Farm Owners directly or by telephone on 07730 586855 or email us and we will respond.  We will attempt to resolve any issues as soon as possible.

Code of Conduct

Noise pollution is taken seriously.  We expect all guests to respect others and keep noise to a minimum, adhering to a noise curfew from 10.30pm until 7.00am.

We expect all our visitors to respect the quiet, unspoilt and tranquil nature of our site and look after the Farm and the Hut you are staying in.   Gates should always be shut behind you and all interactions with livestock should be with caution.  Please pick up your litter and dispose of in the correct manner. We reserve the right to ask you to leave without refund if your behaviour is considered inappropriate or offensive to other guests.

Extra Visitors

By prior arrangement only, we may allow extra visitors on site during your stay (we reserve the right to refuse the request).  All extra visitors must be off site by 10pm.  Under no circumstances must the overnight occupancy of The Hut exceed the maximum permitted (2) as stated on your guest registration form. We shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

Liability

We take no responsibility for any damage that occurs to your property or car whilst on site unless such losses have occurred as a direct result of our negligence.  No responsibility will be taken for any personal injuries to yourselves or any of your party. The site is a rural, outdoor environment and it is your responsibility to ensure that you take all reasonable precautions to ensure the safety of yourselves and your family.

Vehicles

Vehicles are not allowed by the side of the Huts.  Please park your car in the designated area.  If you need assistance with your luggage, we will be only to happy to help with this.  We allow one car per hut, extras can be parked in the Farm yard, please ask in advance for this to be arranged for you.

Age Restriction

We do not accept bookings from unaccompanied adults aged 21 or under.

 

Wood Fired Hot Tub Rules and Regulations – to ensure the safe and enjoyable use of the hot tub, guests are required to  read and adhere to the following safety rules and user instructions.  Currently Robin Pod only. 

Safety Rules

  • People with heart disease, high or low blood pressure, any serious illness or who are pregnant, should NOT use the hot tub without consulting their doctor first.
  • People with skin, ear, genital or other body infections should not use the hot tub to avoid spreading infection.
  • Be aware that the heat of the water can speed up the effects of alcohol.
  • Do not immerse your head in the water as it increases the risk of infection (and you could drown)
  • Do not use electrical appliances near the water to avoid electric shocks.
  • Do not use any contaminants such as bubble bath, oils etc in the water.
  • The flue is protected by a guard and you should not make any attempt to touch the guard or flue whilst the burner is lit. The heater door may also be hot and should be opened using the insulated handle.
  • Never allow the water temperature to go over 40°C
  • Do not use the hot tub after a heavy meal or under the influence of alcohol, drugs or sedatives.
  • We have a zero drug policy. Any users found in possession of drugs or attempting to consume drugs will be asked to leave the hot tub premises immediately.  No refunds will be given and police will be notified.

Hot Tub User Instructions

  1. Read and adhere to the above Safety Rules
  2. Changes into bathing costume, strictly no underwear or daywear allowed in the hot tubs.
  3. Use the toilet before entering the hot tub.
  4. Shower thoroughly with soap and water before using the hot tub to remove lotions, deodorants, creams etc.
  5. Undo the clips to the lid before removing. Do not dive into the hot tub. Take care when entering and leaving, the surfaces may be slippery when wet.  Place two hands on the top rim when using the steps as these may also be slippery and unstable.
  6. Keep glass and sharp objects away from the hot tub.
  7. Depending on the water temperature, it is advised that you should not stay immersed in the hot tub for longer than 15 minutes per 1 hour.
  8. Do not empty the hot tub yourself.

 

**NEW FOR SPRING 2026******   SAUNA – Client Waiver Form – Hunts Court Huts  – Assumption of Risk, Indemnity & Liability Disclaimer Agreement

This form must be read & agreed to before using the sauna.  In the contract below “I” refers to (the Customer); Hunts Court Huts refers to (the Company), and any errors within this document do not render any or all of the content dismissible.    Guests are required to acknowledge and agree to the following terms and conditions in relation to the use of the sauna.   If you are making this booking on behalf of a group, it is your responsibility to make all users aware of the information in this waiver, to ensure they agree, and to practice safe sauna use.

1) Voluntary Participation:
I understand that using a sauna is a voluntary activity and I am fully aware of the potential risks involved, including but not limited to slips and trips, dehydration, dizziness, fainting, heat exhaustion, heat stroke, burns, or other health-related conditions. I voluntarily choose to participate in the sauna experience, knowing the inherent risks involved.

Acknowledgement of Risks

 Raised internal body temperature

  • Risk of airborne illnesses or viruses
  • Slippery surfaces due to water, ice or mud
  • Adverse weather, such as storms, wind or rain
  • The potential for collisions or contact with other users
  • Exposure to both high sauna temperatures and cooler external conditions including wind chill.
  • Contact with hot equipment, such as the sauna stove or benches (always use a towel)

2) Health Considerations:
It is important that to ensure that you are in good physical and mental health before using the sauna. All persons using the sauna do so at their own risk. If you have any reservations regarding sauna use, such as medical conditions, underlying health problems, allergies, history of dizziness or fainting, the use of prescription drugs, or pregnancy, it is essential that you consult your GP before making a booking. This also includes any metal pins, rods, artificial joints or any surgical implants including silicon.

By agreeing to our waiver, you understand the risks and have consulted with a medical professional if necessary; you take full responsibility for your own health and wellbeing.  It is also recommended that you consult a doctor before booking if you have any of the following conditions.

  • Have heart/circulatory related issues, such as unstable angina or recent heart attacks or have a pace maker or defibrillator presence. Other cardiovascular conditions or blood pressure medications. Have abnormal blood pressure (high or low), epilepsy, diabetes, asthma or other breathing conditions.  Have a history of fainting, dizziness or migraines.
  • Medical conditions that affect your ability to sweat (e.g. anhidrosis) or heavy meals consumed within 2 hours.
  • Are pregnant or suspected pregnancy, taking medication that may be affected by heat, or have any other medical condition that could be impacted by high temperatures.
  • Feel unwell, have symptoms of flu or any other respiratory illness, have a fever, or are under the influence of alcohol, medication or drugs as these substances may impair your ability to regulate body temperature and increase the risk of injury.
  • Contagious diseases, infectious skin conditions, open sores or wounds.
  • Suffer from conditions for which you are taking antihistamines, anticoagulants, vasoconstrictors, vasodilators, stimulants, hypnotic drugs (sleeping pills) or tranquillisers.

 

Please note, everyone’s body responds differently to heat, so listen to your body’s signals and adjust your time in the sauna as needed.  There is no set time that works for everyone and it is important not to push yourself beyond your comfort zone.  We recommend limiting your sauna session to no more than 15 minutes at a time (we recommend 0-8 minutes for beginners, followed by cooling down outside and/or a brief cold shower).  All persons using the sauna alongside the cold shower do so at their own risk. It is your responsibility to ensure you can handle being exposed to the extremes of temperature.

 

3) Safety Guidelines:
I agree to follow all safety guidelines and rules provided by Hunts Court Huts or its staff:

The operation of the electric stove is STRICTLY for staff members only. PLEASE DO NOT touch the stove, stones or chimney. Direct contact with the sauna rocks can cause serious burn injuries.

  • Sit on a towel at all times.
  • Please only pour water on the stones using the bucket and ladle provided. Please do not add anything else to the water.
  • Use caution when pouring on the stones as hot steam will rise and could burn your arm. You should start by pouring at the back of the stove and bringing the ladle forward so that your arm is never in contact with the steam. Never dump large quantities of water on the stones in one go.
  • Standard sauna sessions are for adults aged 18 and over. Children may not currently use the sauna.
  • Drink plenty of water before, during and after your sauna sessions to stay hydrated.
  • It is advised not to eat at least one to two hours prior to your sauna sessions to avoid any ill feelings.
  • Prolonged exposure to the sauna may cause your body to overheat. Over exposure to high temperatures and humidity can be dangerous to your health. Consider limiting your session times to no more than 15 minutes, and exit immediately if nauseous, uncomfortable, dizzy or sleepy.
  • We recommend removing any metal jewellery before your sauna session and avoid swimwear with metal fixtures, as metal conducts heat and may cause burns.
  • Do not take phones, watches or electronics into the sauna. If you choose to use any electronics or technology during your sauna sessions, you do so at your own risk and Hunts Court Huts will not be held liable for these.
  • Smoking and e-cigarettes of any kind are not permitted in or around our sauna. Likewise, no glass containers or bottles are permitted at any time in our sauna. Please use the plastic glasses provided in your accommodation. Any injuries caused by broken glass are the individuals responsibility.
  • Do not use the facility if you have recently consumed alcohol, drugs or medications.
  • Consumption of alcohol in or around the sauna is prohibited at all times and Hunts Court Huts retains the right to refuse entry to any individual if there are concerns related to health and safety, including suspected intoxication. No refunds will be provided to those denied admission.

Hunts Court Huts takes reasonable safety measures but cannot eliminate all risks associated with sauna use.

4) Final Sauna etiquette checklist:

  • Enter and exit with care. Use the hooks provided outside for robes or other clothing.
  • Remove shoes, rinse feet clean using the shower before entering the sauna. Please leave footwear outside the sauna especially if muddy to ensure the cleanliness of the inside.
  • Bring a clean towel to sit on during your sauna session and for use after the cold shower.
  • Please respect other sauna users. Any disorderly behaviour is not permitted and the host reserves the right to remove disorderly users at any time without refund.
  • Take care when moving in or outside the sauna – be aware of wet or uneven surfaces.
  • Nudity is not permitted, please wear swimwear at all times.
  • Do not use essential oils in the sauna without permission.
  • Do not use incense/similar substances in the sauna.
  • Please aim to arrive a few minutes before your session starts so you can be changed and ready for your designated time slot.

5) Weather Policy:

The Sauna will remain open in all weather conditions except severe situations such as strong winds or electrical storms.   We do not provide refunds or credits for unfavourable weather if it is deemed safe to operate.

6) Release of Liability:

I hereby release, discharge, and agree to hold Hunts Court Huts, from any and all liability, claims, actions, losses (including personal injury or loss of life), damages or expenses (including any legal fees or costs associated with such claims) arising directly or indirectly from my use of the sauna or my failure to comply with the safety rules and guidelines, except where liability cannot be excluded under UK law.  I acknowledge that Hunts Court Huts is in no way responsible for the loss, theft or damage of my personal property, both inside and outside the sauna.

7) Acknowledgment of Understanding:

By proceeding with this booking, I confirm I have read this waiver and voluntarily agree to all the terms in full. I confirm that I am not using any medication, prescribed or otherwise, that may affect my ability to safely use the sauna. I agree to follow the sauna etiquette, and acknowledge that my participation is at my own risk. If I am booking on behalf of others, I confirm that they have read, understood, and agreed to these terms before participating.

Participation in the sauna is voluntary, and you are free to stop at any time.

  • By making a booking with Hunts Court Huts, I confirm I (and all members of my party if booking for multiple people) are aged 18 years or older.
  • I also confirm that I have read the waiver form detailed above for Hunts Court Huts, and agree to all terms and conditions within it. I understand that people with underlying health conditions should not use the sauna, and I do so at my own risk.
